Port Moody's combination of heritage areas and 1980s suburban development creates two distinct Poly B scenarios. Older sections of Glenayre and College Park were built largely in the early-to-mid 80s — their Poly B is now 35–40 years old and showing advanced degradation at fittings and elbows. Heritage Mountain and other late-80s to early-90s subdivisions are in the high-probability zone for Poly B, but some units are approaching the point where proactive replacement is significantly cheaper than post-failure restoration.
Heritage Mountain — A Specific Concern
Heritage Mountain was developed largely between 1987 and 1998 — straddling the Poly B era and the transition to alternative materials. Homes in the earlier phases of the development (1987–1993) have a very high probability of Poly B. Later phases are more variable. Given the neighbourhood's elevation, mature landscaping, and finished interior quality, a Poly B failure in a Heritage Mountain home tends to be particularly costly — finished basements, hardwood floors, and quality mill work are all at risk from a pipe failure above or within the floor system.
