Poly B Pipe: What Every BC Homeowner Built Between 1978–1995 Needs to Know

Polybutylene pipe was standard in BC homes for nearly two decades. If your home was built during that window, here's what you need to understand about the risk, the insurance situation, and your options.

What Is Poly B Pipe?

Polybutylene — sold under trade names and often called simply "Poly B" or "grey pipe" — is a flexible plastic material that was used for residential water supply plumbing across Canada from approximately 1978 to 1995. It was popular with builders because it was cheaper than copper, faster to install, and required no soldering. For about a decade and a half, it was the default choice in millions of Canadian homes.

In BC, the peak installation years were roughly 1982 through 1993. During that window, virtually every production builder used it. Polygon, Genstar, MacLean, ParkLane, Qualico — they all ran Poly B as standard. If your home was built in the Tri-Cities, Burnaby, Surrey, or anywhere in the Lower Mainland during those years, there's a very high probability the supply plumbing is still the original grey plastic.

Why Poly B Fails

The failure mechanism is internal and invisible. Municipal water in BC is treated with chlorine and, increasingly, chloramines — oxidizing agents that slowly attack the inner wall of Poly B pipe. This process is called oxidative degradation. You can't see it from the outside. The pipe looks fine. It holds pressure fine. And then it doesn't.

Over years and decades of exposure, the inner wall develops micro-cracks. These cracks grow. Eventually the structural integrity of the pipe is compromised enough that normal water pressure — anywhere from 40 to 80 psi in a typical home — causes a rupture. The failure is often at a fitting or elbow where stress concentration is highest, but long straight runs can fail too.

The critical point: there is no visible warning. Poly B doesn't discolour on the outside, doesn't weep or sweat before it fails, and doesn't become visibly brittle. The first sign is often water where water shouldn't be — and by the time you find it, the damage is already done.

How to Tell If Your Home Has Poly B

The easiest place to check is the mechanical room or utility area. Look at the pipes connecting to your water meter, your pressure-reducing valve, and your hot water tank. Poly B is grey, flexible, and typically about 1/2 inch to 1 inch in diameter. It's not rigid like copper or white PVC — it has a slight give to it.

You may also see it under sinks in the kitchen and bathrooms. The supply lines connecting the shutoff valves to the faucets are often Poly B in affected homes. Look at the pipe material, not the braided flexible connectors at the very end — those are standard.

If you look at the pipe and see a stamped mark that includes "PB" followed by numbers (commonly "PB2110" or "PB3110"), that's a definitive identification. The stamp is often faint on older pipe, so use a flashlight.

The Insurance Situation in BC

The insurance industry's response to Poly B has escalated significantly over the past five years. BC homeowners are now encountering three main scenarios when it comes to Poly B and insurance:

Scenario one: non-renewal. Some carriers are no longer renewing policies on homes with known Poly B, or are refusing to write new policies on such homes. You may only find out when your broker shops your renewal and comes back with a narrow list of options — or no options at the previous price.

Scenario two: surcharges. Many BC insurers have added Poly B-specific surcharges to policies. These run from a few hundred dollars to over a thousand dollars annually. Some include a condition requiring replacement within 12 to 24 months as a term of continued coverage.

Scenario three: exclusions. A smaller number of carriers will still write the policy at a standard rate but will exclude water damage resulting from a Poly B pipe failure. This is the most dangerous scenario because the homeowner thinks they're covered when they're actually not — for the most likely claim type in the home.

The pattern is consistent: insurers are reducing their exposure to Poly B, and they're doing it by making Poly B homes more expensive to insure, harder to insure, or insured with meaningless coverage. The only permanent fix is replacement.

Your Options

If your home has Poly B, you have three options. The first is to do nothing. This means accepting the insurance situation as it is and hoping the pipe holds. For homes with Poly B that's already 30+ years old, this is an increasingly difficult position to defend — especially with BC insurers moving aggressively.

The second option is selective replacement — targeting the highest-risk sections first. The mechanical room and crawl space runs are typically the most vulnerable. Replacing these sections reduces your immediate risk but doesn't fully resolve the insurance documentation requirement, which usually requires whole-home replacement.

The third option — and the one that permanently resolves the issue — is a full Poly B to PEX-A replacement. This removes all grey polybutylene supply pipe and replaces it with cross-linked PEX-A, a material that is immune to the chlorine oxidation failure mode. Full replacement produces the completion documentation your insurer needs and eliminates the failure risk entirely.

What Does Replacement Cost in the Tri-Cities?

Cost depends primarily on home size, number of storeys, accessibility (crawl space vs. slab), and whether permits are required.
